Case Study: Real Estate Asset Management Company

The client is in property asset management and wanted a specific kind of property analysis model suited to European commercial property and an advanced value maximisation approach.

What was needed was a soundly structured property model with the ability to accept well over a hundred tenants and model everything: rent, service charge, TI's, loans, capital expenditure, depreciation etc. On top of this a complete set of financial indicators (NPV, IRR, Time Weighted Rate of Return, Equivalent Yield) was implemented using Excel dashboard style graphics.

About 40% of the work was done onsite with 60% back in London, which included modifications to the standard library more accurately to model indexed leases as they really are in practise.

The result was a new form of asset management spreadsheet, with the integration of cashflow, P & L and Balance Sheet,as well as historic actuals, which serves as both a valuation and management tool.

• Accurate cashflow projections, full calculation of partial periods, exact interest determination etc. We aim to produce a model that would be accurate enough for your accounting, treasury and planning departments. That's why we include the abilities to handle accruals as well as cash and run the model on any timebase. These capabilities are rare if not unique.

Our approach to model development is customer-focused. We don't have a standard way of doing things. We like to use Business Functions, but we don't have to - however, we don't think you will need much persuading to make fullest use of our library.

We can develop a model that is 'open' for you to build upon and tinker with, or more 'black box' with bespoke dialogs and input screens. We can use macros written in VBA extensively (we are highly familiar with the Excel object model), or (our personal preference), keep these to a minimum.

We also aim to keep the cost low. We aim to to be dispensable, for you to be self-sufficient to take the model forward. With this in mind you will find no proprietary tricks (other than BF obviously), and an emphasis on explaining what we are doing.

We work over the internet, and keep you informed by any means you prefer - email, messenger chat, your own web page or your own forum page. We really recommend face-face meetings early in the process - we are used to working this way and its very effective. Being London based we are well-placed to respond to customers in the UK and Europe, but North America is quite feasible too.

One of the advantages of the bespoke service is that frequently, where we find you have a need that is reasonably generic, we will build a function to solve the problem right then and there and it will go into the next release of the library. We won't charge you for the time in developing that (generic function) part of the solution, so you save money and get the very best tools incorporated in your model.
